The letter below is written by the main consultant for the project.

December 15, 2005.

To Whom It May Concern:
The decision to design the GAC Corporate Office in Jebel Ali, Dubai with a TermoDeck air condition system was based on information given to us by the Swedish manager for a hollow core slab producer is also involved with TermoDeck installations in Saudi Arabia.

The advantages promised to us were :

1. Low cost for the total A/C system :
This was the case as the installed capacity was reduced to 45 tonnes from 180 tonnes. Some contractors calculated only 90 tonnes. Regardless of that it was a huge saving.

2. TermoDeck gave a guarantee for power consumption to be maximum AED 120,000.00/year :
The real cost turned out to be only AED 70,000.00 including power for light fittings, computers etc. This is around 50% lower than for conventional A/C systems.

3. Speed of construction due to less duct works etc :
This part was not really critical and was not really noticed on site.

4. Silent :
This is one of the best part of the TermoDeck. The system is virtually soundless.

5. Even temperatures throughout the building :
The system is keeping a difference in temperature between various part of the office to maximum 1 oC.

6. Fresh air :
Due to the system design all rooms have fresh air without extra arrangements in the form of ducts, fans, fresh air intakes etc. It is all built in as part of the TermoDeck.

7. In case of a power shut down the system will keep the building comfortable at least a full day :
This has turned out to be correct during a power failure that happened in Dubai during a very hot summer day (+ 40 Deg C) 2005.

If given another chance by a client we will, no doubt, propose TermoDeck. The main obstacle is actually that very few clients understand how TermoDeck works and therefore they are skeptical even after visits to i.e. Gulf Agency’s Office.

The letter below is written by the client’s responsible for project development.
SUBJECT: EXPERIENCE BY USING TERMODECK

Dear Mr. Engstroem,

First of all let me answer your questions:

1. The TermoDeck system is working excellent.

2. Yes, we are running the system during the night, and it works precisely as mentioned in my comments below.
3. I do not know yet the energy cost per m2, but I have requested the actual costs, and will prepare this information for you a little later.
4. We have saved on investments approximately Euro 500 000 and the operational costs are approximately Euro 120 000 lower on annually basis.
5. It is correct that we have reduced the requirement for cooling load (see below)
6. My comments to TermoDeck below.

Our group is one of the leading retail chains in the Middle East, and we have at present more than 40 outlets. The flagships in the group are Lulu Hypermarkets, which vary in size from 17 000 m2 – 22 000 m2. In one of the latest developments we designed the building based on the TermoDeck system.
As the system was theoretical to us, we were sceptic in the beginning, and we challenged the design engineers with all kind of queries and concerns. Of course, since we have our design requirements, we have adjusted the system to these standards.

After more than one year in operation, we can now confirm our full satisfaction with the system, and also that we have saved both in investments and day to day operation.
We installed 510 Tr (+ 170 Tr Stand by) instead of the normal 950 Tr (+ 340 Tr Stand by), and until now we have not required the stand by chiller to be started up due to maintenance or due to additional capacity requirement.

Due to smaller AC plant, we are saving more than 30% on the electric charges, and on reduced maintenance.
Why reduced capacity? Simply because we run the AC plant during the night hours when the external temperature is far lower than during daytime. And since the precast panels work as AC ducting, the slabs are cooled down during the night – functioning as “an accumulator” during the day.
Also we have an excellent feature in the fact that we have “no problem” if the electric supply should fail. The building will still remain cold.

We are convinced, and will be building with TermoDeck again in the future.

To Whom It Might Concern

With TermoDeck, the energy consumption for heating is approximately 25-30 kWh/m2 which is 25 % of our other academic office buildings.

Energy consumption for cooling is also lower as we only use night cooling and therefore only uses the power of the fans. Even though the outside temperature has been high, occasionally at 30oC for 5 no of days the indoor temperature has never been higher than 26oC.

Maintenance costs are also very low, 50 % lower than conventional buildings.

The occupants benefit from an even temperature throughout the building 24 hours per day 365 days a year improving occupancy flexibility.
